Quick Answer: Property tax does not change your principal and interest. It changes the draft that leaves your bank account if the lender escrows it. Most first-time conventional, FHA, and VA loans escrow taxes and insurance. That is why a New Jersey listing and a Tennessee listing with the same price are not the same payment.

The monthly translation
Annual tax ÷ 12 = the escrow line. On a $350,000 home, 0.6% tax is $175/month. 1.2% is $350. 2.2% is $642. That 1.6-point gap is $467 a month — more than a 1% interest-rate change on a typical first-time loan.
Assessed value is not always purchase price. Some states cap assessment growth; others reassess at sale. Use the county estimate or last year’s bill on a resale, not a national average, when you are close to a decision. Our calculator’s tax field is a percent of the price you type — a planning shortcut.
How lenders treat it
Underwriters include the monthly tax in the housing ratio. A high-tax town can deny a file that would approve in a low-tax town at the same price. That is not the calculator being “wrong.” It is DTI.
Escrow shortages after a tax increase raise the payment even if your rate is fixed. Your P&I is fixed on a fixed-rate loan. Your PITI is not.
Worked example
$350,000, 20% down, 6.5% 30-year. P&I ≈ $1,770. Insurance 0.35% ≈ $102. At 0.7% tax, PITI ≈ $2,076. At 1.8% tax, PITI ≈ $2,397. Same loan, $321 more per month. Open the taxes and insurance calculator and change only the tax rate to see it.
Figures are educational. Confirm millage with the assessor.
